HOW WE WORK OUT A PRICE
Cleaning is quoted on the job, not from a menu, because two houses of the same size are rarely the same amount of work. What moves the number:
- Size and layout. Square footage, bedrooms, bathrooms and how many floors.
- Condition. A routine clean and a reset after months of build-up are different jobs.
- Frequency. Recurring work is cheaper per visit than a one off.
- Add-ons. Ovens, fridges, interior windows, carpets and the rest are priced on top.
- Access and timing. Short notice, out of hours and difficult access all count.

The parts people usually find out too late
We publish these up front so they are never a surprise on an invoice. Emergency and short-notice work is available around the clock, and it is priced as a percentage on top of the standard rate for the job.

Cancellations
- 72 hours or more. No charge.
- 24 to 72 hours. $25 cancellation fee.

- 50% on completion, once the job has been checked against the checklist.

No. Quotes and walkthroughs are both free, and there is no obligation to book after either one.
For most routine cleaning, yes, from the details in this form. For deep cleans, post-construction work, large commercial spaces and property management we will ask for a walkthrough first, on site or by video call. Quoting those blind is how people end up with a revised invoice.
Because a price list would be wrong for most of the people reading it. Two 1,800 square foot houses can be an hour apart in work depending on condition, add-ons and how often we come. We would rather give you one accurate number than a range you cannot budget against.
Yes, alongside cleaning and property management, including walls, ceilings, trim, doors, cabinets and drywall touch-ups. Painting is quoted per room or per square foot after a walkthrough.
Yes. Weekly, every two weeks, monthly, or turnover-based for short-term rentals. There is no lock-in contract, and recurring work is priced lower per visit than a one off.
