Airbnb and short-term rental turnovers
Guest-ready between every checkout, to the same written checklist every time. Same-day windows, photo confirmation, and a team that tells you about the broken blind before your next guest does.
- Same-day checkout to check-in windows
- Photo report after every turnover
- Damage and restock reporting built in
SHORT-TERM RENTALS
A five star review is decided in the first ninety seconds
Guests do not grade a turnover on how hard it was. They walk in, look at the counter, the bathroom mirror and the bed, and decide what kind of stay this is going to be. That judgment is made before they have put a bag down.
So turnovers get treated as a repeatable standard rather than a clean. The same checklist runs every time, in the same order, and the property is photographed at the end so you can see what was handed over without driving across town to check.
If something is broken, missing or running low, you hear about it the same day, with a picture. That is usually the difference between fixing it before check-in and reading about it in a review.
WHAT A TURNOVER COVERS
Included as standard
The standard list. Anything property-specific gets added to your checklist and runs every time after that.
- Full linen strip and change, beds made to the listing photos
- Bathrooms sanitized, mirrors and glass streak free
- Kitchen reset, dishwasher emptied, fridge cleared of guest leftovers
- Floors vacuumed and mopped, high-touch surfaces disinfected
- Consumables restocked, paper, soap, coffee, whatever you supply
- Restaged to your listing photos so the property matches what was booked
- Trash and recycling out, bins returned
- Photo report and a damage or maintenance note if anything is off
HOW IT WORKS
Three steps, nothing hidden
01
Your checklist, once
We walk the property, photograph it in its ideal state and write the checklist with you. That becomes the standard every turnover is measured against.
02
Turnover on the window you need
Same-day checkout to check-in is normal for us. Access by lockbox, keypad or key, whatever you already use.
03
Photographed and reported
Photos at handover, plus a note on anything that needs your attention. Nothing is left for you to discover.
WHY ADAMS
What you are actually buying
Built for tight windows
Checkout at 11 and check-in at 3 is the normal case, not the emergency case. We schedule around your calendar, not ours.
Proof, not promises
Every turnover ends with photos. You do not have to take our word for it and you do not have to drive over.
One number for everything
Cleaning, restocking, maintenance coordination and property management sit in the same company, so nothing falls between two vendors.
Your guests should never be able to tell how tight the window was.
QUESTIONS
Before you ask
Yes. That is the normal short-term rental window and it is what the turnover checklist is built around. Send us your calendar and we schedule against it.
Either way. We can launder on site if the property has a machine, or take linen off site and bring a fresh set. Tell us which on the quote form and we scope it.
You get a message the same day with a photo, before the next guest arrives. If it needs a trade, our maintenance coordination can arrange it rather than handing the problem back to you.
From one to a portfolio. Multi-property hosts get the same checklist standard applied per property, so each one keeps its own list.
Yes, and we tell you when stock is running low. You supply the products or we can source them, agreed in the scope before we start.
